BOOKING TERMS AND CONDITIONS
Terms & Conditions
Bookings
To secure a reservation 50% deposit of the total tariff is required within 24 hours (by the end of the next business day) of making a booking. Should your deposit not be paid by this time, the booking will be
automatically cancelled.
If a booking is made outside of six months from your arrival date a non-refundable $200 holding deposit is required within 24 hours of making the booking. Again should the deposit not be paid by this time, the booking will be
automatically cancelled. Up to 50% of the total tariff will then be required six months prior to your arrival date.
Changes and alterations to any booking can only be made up to 90 days outside of your arrival date. Any change made within 90 days of your arrival date attracts the same conditions as a cancellation.
The deposit is accepted on the basis of current conditions and your booking is subject to change as may be notified by this Agency prior to the commencement of the letting. However, every reasonable effort will be made to offer alternative accommodation should circumstances prevent the original accommodation from being available. Should the premises become unavailable through unforeseen circumstances {i.e. fire, storm, damage, change of ownership etc} we will notify you and endeavour to obtain alternative accommodation. Dowling & Neylan Real Estate cannot be held responsible for the actions taken by the owner, third party or unforeseen event occurring beyond our control.
The balance of monies is due on arrival. We accept credit cards (VIsa and MC only) and EFTPOS. Cheque will only be accepted if prior arrangements have been made. Please contact our office if you would like to make any payments by direct transfer.
Please note: The credit card used for payment of accommodation must be in the name of the person who signs the registration card upon arrival.
A valid credit card (MC or VC) imprint for $500 will be required to be signed on check-in, to be kept on file as security and destroyed four days after departure, once the property has been inspected. If no credit card is available, we require a $500 cash security deposit . This will be processed by this office, a receipt issued and refunded by cheque after departure, once the property has been inspected. In the case where the guest is found liable for damages or outstanding charges and the amount is greater than or less than the signed security deposit the guest will be charged accordingly.

PLEASE NOTE: NO KEYS WILL BE ISSUED UNTIL A CREDIT CARD IMPRESSION HAS BEEN TAKEN AND SIGNED OR A CASH SECURITY DEPOSIT HAS BEEN PAID.
Due to the nature and competitiveness of holiday letting in Noosa, properties all over the Noosa area are continuously being renovated, either in the same building or adjacent buildings. No responsibility is taken for disturbances or inconvenience caused by renovations.
Cancellations & Booking Alterations
Changes and alterations to any bookings can only be made up to 90 days from arrival. Any changes made within 90 days of your arrival atrract the same conditions as a cancellation as stated below.
Cancellations Outside of 90 Days From Arrival
In the event of a tenant cancelling for any reason whatsoever outside of 90 days of arrival a $200 cancellation fee will apply. The balance of the remaining deposit will then be refunded via a trust account cheque.
Cancellation Inside of 90 Days From Arrival
In the event of a tenant cancelling for any reason whatsoever inside of 90 days from arrival it shall be a condition that no refund of the deposit shall be made unless and until the premises are re-let for the full rental of the cancelled reservation. If a replacement booking has been secured a $200 cancellation fee and 14.85% administration fee will be deducted from the deposit paid. The balance of the remaining deposit will then be refunded via a trust account cheque.
Refunds cannot be made to credit cards. All refunds are paid via trust account cheque.
Insurance
We recommend you purchase travel insurance to cover any unforseen circumstances.
Check In
Checkin is required by the checkin time on the date of arrival. Upon checkin the Guest Registration Card must be signed by the guest named on the Guest Registration Card, the balance of any tariff owing must be paid and a signed credit card imprint is required. No keys will be issued until these requirements have been met. Our office hours are
8.15 am - 5.15 pm Monday - Friday and 9am - 5pm Saturday, Sunday and public
Checkout and Departure
Checkout time is 10.00am. Prior to departure from the property the following must be done:
All rubbish to be removed from the property and placed in the appropriate bins.
Dishwasher must be emptied, all dishes washed, dried and put away
The property must be left secure with all windows and doors closed and locked
The furniture must be placed back in its original position
Please leave the premises clean and tidy as an addtional cleaning fee may be charged.
All keys must be returned to the offices of Dowling and Neylan. Failure to return keys will incurr a fee to cover the cost of recovering the keys.
Maximum Number of Guests
Each property on our website has a 'Features' list which lets you know the maximum number of guests allowed in each property. The guest registration card signed upon checkin confirms the understanding of maximum occupancy.
Tariffs
Tariffs are current as per the tariff sheet and are subject to change without notice. No responsibility is accepted for errors and omissions contained on this web site.
Properties that are less expensive than adjacent properties reflect the standard of the property.
Breakdown of Equipment
Air Conditioners, Swimming Pools and electrical appliances are subject to beakdown and sometimes, delayed repairs. Please report any breakdown as soon as you can. Whilst every effort will be made to repair these items as quickly as possible, no guarantee of their availability or servicability for the duraion of a stay is given. No refund or reduction in tariff will be made for non-availability of any of these items for any part of a stay.
Building Works
We may not be aware of any property within the vicinity of your rental property being renovated. It is the individual owners and Body Corporates responsibility to notify us in the case of a buiding refurbishment/renovation. When notified of any such building works we will notify you and offer alternative accommodation if possible but this cannot be guaranteed.
Animals
No animals are permitted in units as it is against the Body Corporate Regulations. If you wish to bring any animals into a holiday house, you must first check with reservations. We have a small number of homes in
Telephones
Telephones are available in some of our properties. Most are available for local and incoming calls only. Please check with reservations when making a booking.
Inspections
If Dowling & Neylan Real Estate believes that these Terms and Conditions have been breached Dowling & Neylan Real Estate may inspect the property at any time during your reservation upon demand and without notice. An after-hours callout fee of up to $80.00 will be charged to the guest for any situation requiring the attendance of the Holiday Accommodation Manager outside of business hours. Dowling & Neylan Real Estate reserves the right to inspect the property at other times during your reservation upon 24 hours verbal notice. Failure to provide required access to the property may result in the termination of your reservation of the property and removal from the property.
Termination
If your reservation of the property is terminated Dowling & Neylan Real Estate and/or the Owner of the property is authorised to carry out removal via any methods necessary at the guests cost. If your reservation of the property is terminated and you are removed from the property the total tariff paid for your reservation will be forfeited to the Owner of the property. There will be no refund of tariff.
Weddings, Parties, Functions etc.
Properties we manage are to be used purely for holiday accommodation only. A charge of $5000 will be incurred, should
any type of function be held in the property.
Unfortunately, where damage has occurred, the additional cleaning and/or replacement costs will be charged.
We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges occurring in this event.
Keys
For security reasons, lost keys will incur a complete re-key of the locks at the guests expense.
Car Parking
Some properties do not provided car parking. If car parking is provided the Guest must only use the car parking space allocated to the property and not interfere with the use of common property by other persons.
Future Reservations
Reservations do not automatically repeat. If you wish to reserve the same property for the same period the following year you must make that reservation prior to your departure. Usual reservations arrangements apply.
Body Corporate By-Laws
The guest(s) and all other occupants or visitors of the property will comply with all Body Corporate by-laws and rules applicable to the property or which regulate the behaviour of occupants of the property. The guest(s) and all other occupants and visitors of the property will not create or permit any noise or other nuisance to occur or emanate from the property. Failure to comply with Body Corporate by-laws or rules or the creation or occurrence of noise or other nuisance in or from the property may result in the termination of your reservation and removal from the property.
